The first steps of this lesson
Step 1: Converting an Attic Changes Its Legal Status
A storage attic can have a 4-foot-high knee wall and nobody cares. The moment you finish it as a bedroom or office it becomes a habitable attic. 2025 CRC R316.2 sends you to two sections: floor area under R312 and ceiling height under R313. R316.3 generally treats a habitable attic as a story above grade plane (read its exceptions), R316.4 sends the means of egress to R318, and R319.1 requires an emergency escape and rescue opening in a habitable attic. The rafters are already there, so remodelers get caught by simple arithmetic: how much of the floor is actually tall enough to count?
Step 2: Minimum Room Size: 70 Square Feet and 7 Feet
CRC R312.1 requires habitable rooms, other than kitchens, to have a floor area of at least 70 square feet. R312.2 requires no horizontal dimension of such a room to be less than 7 feet. R312.3 then removes floor from the count: a portion of a room with a sloping ceiling lower than 5 feet (or a furred ceiling lower than 7 feet) from finished floor to finished ceiling does not contribute to the minimum required habitable area.
